– Status: Approved by City Council 5-2 on December 3, 2024.
– Details: This project requests rezone from commercial to PCD Planned Community Development to allow for apartments and retail.

(Case 1-ZN-2024 and 1-GP-2024)

– Location: 10290 North 92nd Street, south of Shea Blvd.
– Status: Approved with changes by City Council 6-1 on December 3, 2024

Axon
(Case 6-PP-2022)

Details: Rezone Hotel 425keys apt 1975 units on purchased AZ State Land with “no residential allowed” at time of purchase. Stonebrook HOA adopted a “neutral” position after changes to the plans were made.

Banner Health Medical Campus
(Case 5-ZN-2023 )

– Location: 18400 N Hayden Rd, south of Loop 101.
– Details: If approved, this new development will feature a full-service hospital and a helipad, aiming to enhance medical services in the area.

(Case 5-UP-2024)

– Location: SWC Hayden Road and Mayo Blvd.
– Event: Seasonal art festival planned for 2025.
– Status: Approved 7-0 via Consent Agenda

Adaptive Reuse Law
Scottsdale (Case 3-TA-2024)
Arizona House Bill 2297

– Details: Text amendments to the city’s zoning ordinance to comply with new state laws. The Adaptive Use Law is for re-purposing differently zoned properties: commercial, office, and multi-use. Scottsdale is proposing two 10-mile square  “No Zones” citing the SkyHarbor and Scottsdale Airports.

Accessory Dwelling Units/Casitas
Scottsdale (Case 4-TA-2024)
Arizona House Bill 2720

-Details: Text amendments to the city’s zoning ordinance to comply with new state laws. In residential zones, ADUs (attached or detached) are permitted, each with a sleeping area, kitchen, and bathroom. Fire sprinklers are not required in new ADUs/Casitas. ADUs are limited to 75% of the main house size or a maximum of 1,000 sq ft. State law permits reduced lot separation of 5 feet from side and rear property lines, which may differ from current subdivision rules.
