Adaptive Reuse Law
Scottsdale (Case 3-TA-2024)
Arizona House Bill 2297
– Details: Text amendments to the city’s zoning ordinance to comply with new state laws. The Adaptive Use Law is for re-purposing differently zoned properties: commercial, office, and multi-use. Scottsdale is proposing two 10-mile square “No Zones” citing the SkyHarbor and Scottsdale Airports.

Scottsdale (Case 4-TA-2024)
Arizona House Bill 2720
-Details: Text amendments to the city’s zoning ordinance to comply with new state laws. In residential zones, ADUs (attached or detached) are permitted, each with a sleeping area, kitchen, and bathroom. Fire sprinklers are not required in new ADUs/Casitas. ADUs are limited to 75% of the main house size or a maximum of 1,000 sq ft. State law permits reduced lot separation of 5 feet from side and rear property lines, which may differ from current subdivision rules.
